Concept to BIM

Send your concept or FEED package as it stands: SketchUp massing, CAD, PDFs or early schematics. We agree scope and timeline first, then build it into a LOD 300 BIM model ready for coordination.

What is BIM modelling?+

BIM stands for Building Information Model. Unlike a SketchUp or 3D CAD model, a BIM model is a data-rich 3D representation of a building that embeds information such as materials, dimensions, fire ratings, and compliance parameters. This data helps consultants coordinate across disciplines, builders plan construction sequences, and regulators verify submissions. The model is not just geometry. It is a shared source of truth for the entire project lifecycle.

Should we outsource BIM modelling or hire in-house?+

Most design firms find it difficult to recruit BIM staff with enough project experience, and the hiring process itself can take months. BIM workloads are also project-driven. The submission phase typically spans 3 to 6 months, which rarely justifies a full-time hire. BIM submission requirements are also highly localized. Each jurisdiction has unique employer information requirements and compliance standards, so the expertise needed is specialized and hard to build internally without a steady pipeline of similar projects.

What does your BIM modelling workflow look like?+

You provide your design intent through 2D CAD files, PDFs, or SketchUp models. We develop the BIM model in native software (typically Revit) and work within your Common Data Environment as an embedded extension of your team. For submissions, we follow a milestone-based delivery aligned to your design stages. For ongoing coordination, we also offer continuous support where we manage model updates, clash detection, and design change tracking throughout the project.

What are common BIM modelling mistakes?+

The most costly mistake is starting BIM too late. Many firms complete their design in 2D and only begin BIM development at the submission stage, which compresses timelines and limits the value BIM can add. The second is skipping the BIM Execution Plan. Without identifying use-cases upfront, there is no clarity on the appropriate Level of Detail for each stage. This creates downstream problems: contractors inherit models without the data they need, and teams operate without a structured Common Data Environment, leading to version conflicts and coordination gaps.

What BIM compliance requirements apply in Singapore?+

Beyond CORENET X submissions, firms need to account for Integrated Digital Delivery (IDD) mandates, which apply based on project type and size. A proper BIM Execution Plan (BEP) that meets BCA standards is also required. Without these in place early, projects often hit compliance gaps at submission. Each regulatory agency (URA, BCA, SCDF, PUB, LTA) also enforces its own IFC parameter requirements, so the model must be validated against multiple rule sets before submission.

How do you handle regulatory compliance outside Singapore?+

We start from your jurisdiction's information requirements: the employer's information requirements or BIM execution plan, classification system, property sets, geo-referencing and exchange format. From those we build a validation rule set and check the model against it before each submission, following ISO 19650 information management where the client works to it.

Which BIM standards can you validate against?+

Whichever standard governs your project. Examples we work with: CORENET X and IFC-SG in Singapore, ISO 19650 information requirements internationally, and NBIMS-US in the United States, alongside the owner's EIR and your own office standards.
